第三教学楼位于南科大中心与理学院和琳恩图书馆遥遥相望，毗邻商学院大楼。为5层建筑，其中一楼、二楼为阶梯教室以及混合教学教室，三楼为授课型教室，四楼为研讨型教室，五楼为教学机房，共56间教室，教室使用总面积为5800平。

>实测学校对第三教学楼设备不限速（Fair Use@Up to 1000Mbps）不同于其他建筑对科研教学网段限速50Mbps。
